Obtaining compliance with the Building Regulations for modern projects can be a challenging process for designers, especially with modern open plan layouts and innovative construction materials and methods. County Building Control offers a professional, pro-active alternative to Local Authority Building Control, working with Clients every step of the way to ensure projects are delivered as efficiently and effectively as possible.
County Building Control encourages pre-application meetings with a Building Control Surveyor to provide advice on gaining project compliance with the Building Regulations 2010 and allied documents. A dedicated County Building Control Surveyor will usually act as your single point of contact throughout your projects, providing a prompt assessment of your Building Regulation application. We have found that our early involvement in the projects can save hours’ worth of design time, as any issues can be identified at an early stage.
THE BUILDING REGULATION PROCESS
Quotation/ Pre application discussions – Discuss the technical aspects of your proposal and receive a no obligation quotation prior to submission of Initial Notice.
Submission of Initial Notice – Our office team will register your project and will notify the Local Authority of your proposed building works. The Local Authority will check the details of the notice within five working days.
Plan Checking – Upon acceptance of the Initial Notice by the Local Authority we will carry out an assessment of the design and provide feedback on compliance with the 2010 Building Regulations.
Consultations – Where necessary we will consult relevant statutory bodies, such as the Water Authority or the Fire Services and feedback any comments.
Inspections of works – County Building Control will carry out site inspections, when requested, at the critical stages of work to ensure construction meets the agreed design and satisfies compliance with the Building Regulations.
Our schedule of site inspections is provided to you within your documentation upon completion of our statutory notification and validation of submitted Initial Notice application form.
After each inspection any issues are highlighted to ensure that all parties are clearly informed during the construction phase and gives an early warning of non-compliance so that appropriate action can be taken.
Our Surveyors are always on hand for any technical advice throughout the build.
Issue of Final Certificate – When your project is complete and our surveyors have visited site for their final inspection, we will then review the project and once we are satisfied that the works comply with Building Regulations, we will then issue a Final Certificate. We recommend that you keep this for your records although a copy will also be sent to the Local Authority to place on their public register.
