MAKE AN APPLICATION

Building Regulations apply to most ‘building work’. This requires you to make an application before proceeding with the work. Applications are required for new housing, property extensions and also work of a minor nature; particularly, installing fittings, new heating appliances and systems, altering a building’s structure, changing the use of a building or building work affecting fire safety. In some instances, repair work to buildings will also require a Building Control application. Some work is exempt from Building Regulations but may require approval under other legislation, such as an application to the Planning Service. Guidance Notes

Section 1 – Project Details

Please provide site address with full postal code, accurate description of works and use of building (i.e. Domestic, Commercial, Industrial, Offices, School etc).

Where a building or extension is being constructed a location plan (1:1250) is required showing the boundaries of the site and the approximate location of any proposed connection to an existing sewer.

To enable a formal statutory consultation with the water authority, the location plan should show the position of the proposed building or extension. It is the responsibility of the person intending to carry out the work to investigate and determine the location of nearby sewers and provide County Building Control with this information prior to commencement of work on site. Commencement prior to receipt of formal consultation response from the water authority is solely at the clients & contractor’s risk. Some proposals may also require a separate Build Over application / agreement from the relevant water authority.

Section 2 – New Dwellings (Planning Conditions)

Please refer to granted planning permission and advise of any optional requirements (as listed) imposed as a planning condition.

Section 3 – Client Details

Please complete the name and address of the person intending to carry out the work (homeowner or client – this is the person responsible for authorising or carrying out the works).

Section 4 – Agent Details

Please complete the name and address of the agent that should be contacted with regards to Building Regulation compliance matters. Please include e-mail / telephone contact details.

Section 5 – Contractor Details

If known at time of submission, please complete including e-mail / telephone contact details.

Section 6 – Invoicing Requirements

Please complete as appropriate.

Section 7 – Signatures & Declarations

The Initial Notice is a joint application signed by both the Approved Inspector and the person intending to carry out the work. The person carrying out the work as per Section 3 above may agree to the Approved Inspector signing the Initial Notice on his/her behalf providing there is prior agreement. Agents submitting Initial Notice applications on behalf of their clients must ensure such agreements are in place.

General –

Commenced and Retrospective works

An Initial Notice cannot be submitted for projects that have commenced on site nor retrospective works already completed. It is therefore imperative that works should not be started prior to the Initial Notice being accepted by the Local Authority.
